The sale stops being an auction once the highest bid is accepted and the payment is completed within the specified timeframe. It provides a standardized method for converting non-cash assets into liquid funds for creditors.

Bidding Procedure
Rules for participating in the sale require potential buyers to register on the platform and provide a security deposit before the event begins. An online judicial auction typically remains open for twenty four hours, allowing participants to place bids from any location. The starting price is determined by a court-ordered valuation, which may be adjusted if the first attempt to sell the property fails.
Bidders can see the current highest offer in real time, which encourages a competitive environment and maximizes the recovery for the creditor. If a bid is placed in the final minutes of the auction, the clock is automatically extended to allow other participants a chance to respond. This feature prevents snipping and ensures that the final price reflects the true market value.
Once the timer expires, the highest bidder is notified of their win and must provide their identity documents for verification. If the winner fails to complete the purchase, their deposit is forfeited to cover the costs of a second auction.
Payment Requirement
Financial obligations of the winning bidder include the transfer of the full purchase price to a designated court account within a short period, often seven to fifteen days. This strict deadline ensures that the enforcement process moves forward without unnecessary delays. The online judicial auction rules do not allow for financing contingencies, so the buyer must have the funds ready or have pre-arranged a loan.
If the payment is not received on time, the court may cancel the sale and hold the bidder liable for any difference in price if the next auction results in a lower amount. Once the funds are confirmed, the court issues a formal ruling that confirms the sale and orders the release of any existing liens on the property.

If the debtor or a third party is still occupying the property, the court is responsible for carrying out an eviction to provide the buyer with physical possession.
